Company Purpose and Team Members

Grand Partners, LLC (GP) specialize in value add projects. We acquire underperforming assets at below market value. We improve the properties, upgrade the tenants, and reduce expenses creating significant upside value independent of a fluctuating real estate market. We look for properties in and around the San Francisco Bay Area that are “broken but not shattered.” Our area of focus is the nine counties comprising the San Francisco Bay Area. We are five industry veterans with complimentary and diverse expertise.

Kirk McKinney

As GP’s Managing Partner, Mr. McKinney leads acquisition efforts and provides oversight for the redevelopment of acquired properties, seeking steady deal flow and earning high returns in both up and down markets.

Mr. McKinney is a licensed real estate broker.  He has owned and managed residential and commercial investment real estate for 10 years. As CPI’s Managing Partner, he leads by example, employing expertise, creativity, ethics, and tenacity to ensure the company is well coordinated and the sales team operates with the highest levels of professionalism and integrity. As an industry expert, Mr. McKinney leads CPI’s large accounts and opportunities, ensuring that every client receives the exemplary service and specialized support that sets CPI apart.

Mr. McKinney is an open water marathon swimmer and head coach for the US Veterans Take the Rock Alcatraz Chanel Crossing.

Walt Gil

As GP’s Brokerage Partner, Mr. Gil vets all new projects, ensuring that the project’s location, building, and leasing are fundamentally sound. Mr. Gil also spearheads the partnership’s brokerage activities, ensuring that each property is acquired below market, repositioned with quality tenants, maximized rent, and sold at market.

Mr.  Gil has 30 years of experience as a licensed real estate broker in the San Francisco bay area. He has owned and managed both residential and commercial investment real estate. As the President and Founder of CPI, Mr. Gil is the visionary, developing and embodying its culture, character, and ethics. As CPI’s senior broker, Mr. Gil leads the brokerage’s large account sales with clients such as: IBM, Applied Materials, Met-Life, Equitable Insurance, Rockwell International, AT&T, GMC, Google, Linked-In, Boeing, and Disney Studios. As a longtime industry expert, Mr. Gil regularly advises large property owners regarding strategic Asset Development, Asset Management, and Asset Disposition.

Chris Prohaska, CCIM

As GP’s CFO, Mr. Prohaska vets all new projects, ensuring the financial fundamentals are sound, fundable, and pro-forma show an acceptable profit for GP and its investors. Mr. Prohaska also manages each project’s overall financials, funding, cash flow, tax management, and bookkeeping.

As CPI’s investment expert, Mr. Prohaska leads the leased investment (NNN) commercial sales team, develops NNN projects and packaging of “off-market” deals. As a CCIM, Mr. Prohaska regularly advises property owners regarding strategic Asset Development, Management, and Disposition.

Mr. Prohaska has owned and managed residential and commercial investment real estate for over 15 years. Mr. Prohaska is a Certified Commercial Investment Member (CCIM) and agent, active for 12 years in both commercial brokerage and lending.

Leonard Rifkind

As GP’s Legal Partner, Mr. Rifkind vets all new projects, ensuring that the prospective project’s legal fundamentals are sound and mitigating any future risks.  Mr. Rifkind also manages all of the Partnership’s corporate, partnership and operational legal concerns, ensuring that the Partnership and each project is legally projected from the beginning to the end.

Mr. Rifkind is the Managing Principal of the Rifkind Law Group.  He is a licensed State Bar of California member for over 29 years. As the Rifkind Law Group’s principal, Mr. Rifkind is an expert in real property transactions and related litigation, land use, landlord-tenant issues, construction defects, and business law.  Mr. Rifkind has been selected to Northern California Super Lawyers (2012-2017). 

Mr. Rifkind lectures state-wide on the subject of easements and boundary issues.  Mr. Rifkind is a past president of the Marin County Bar Association (2005), served on the Larkspur City Council from 2009-2013 (Mayor 2012), and president of the Marin County Council of Mayors and City Councilmembers (2013).  Mr. Rifkind has owned and managed residential and commercial investment real estate over the last 28 years.

Sardool S. Samra

As GP’s Operations Partner, Mr. Samra vets all new projects, ensuring that the prospective project’s operational and physical fundamentals are sound, including the land, building, and major systems. Mr. Samra manages all of the Partnership’s operational and cash management concerns, ensuring that GP, its professional consultants, contractors, property management companies, and service providers operate effectively and efficiently.  He has owned and managed residential and commercial investment properties over the last 25 years.

Mr. Samra is the principal partner for SFSM Franchise Development, LLC a San Francisco area multiunit restaurant developer for a large quick service restaurant chain and oversees operations of 80 restaurants. He is a multiunit restaurant owner. Over the last 25 years, he has overseen the construction of 35 restaurants, including site search and selection, rent and lease negotiations, and build out.
